Dear Shoshoni Ave Neighbor,
We are Neighbors for Clairemont and are asking for your help. For being a tiny street, YOUR STREET ….Shoshoni Avenue has been targeted by these greedy developers to put up as many apartment complexes, referred to as ADU’s like at the end of our street, as possible. They even have a LLC corporation name that includes our street name Shoshoni in it. Tagging us to be victimized over and over.
The builders were sneaky and secretive. We had no idea this project was going on and we had no chance to fight. By the time we found out about it, permits had been submitted and approved. These changes from previous ADU laws by the State of California allowed only 1-2 ADU’s per lot, now there is a bonus ADU program with unlimited ADU’s allowed on a single lot. It was approved during the Covid outbreak. For the city of San Diego only. And it STRONGLY IMPACTS YOU!
But there is a chance on May 1 that we might be able to begin to start getting the bonus ADU program eliminated. The bonus ADU program is where the builder can build as many apartments as will squeeze into a limited space with no regard for the impact to neighbors, parking, environmental impact or strain on already older support for basic things like water and sewage. Just to be clear ADU’s are fine when they are 1 to 2 units. There’s a provision per the standard California laws that is reasonable, but 12 or more units on one property is not! It’s an apartment complex, it’s a business and it’s not supposed to be in a residential area where you bought into many years ago.
Did you know that our street is more narrow than most streets in Clairemont in addition to being in a cul-de-sac? You already know you have to pull over for cars to pass. Imagine 12 more units and the extra cars they will bring with them. What a parking nightmare that’s gonna be! Also the parking places we have in front of our homes will be taken at the end of the street so we will have to shuffle our cars to in front of your house at the start of the street. Even the fact that emergency vehicles will not be able to get down our street to help you or your neighbors
There will be an impact on sewer system. How many of you have already had to replace your pipes? The water pressure will be sabotaged and your home will be valued at less than you deserve. The noise, the pollution, the parking nightmare and yes, the tenants will be parking in front of your house because we don’t have enough parking at the end of the street where we live as it is, where these monstrosities are being built. RIGHT NOW!
You’ve already seen this happen from all the construction vehicles that have had to park in front of your house to build these units. Yes, they are taking up our parking places as well.
Your children will be exposed to a huge increase in strangers not just the people that will be living in these units but their guests. Also, we hear rumors that in two years these units can be turned into Airbnb‘s and you know what that can turn a neighborhood into. It’s pretty ugly.
Your neighbor doesn’t even have to have a big yard to be obscene and intrude on your security and privacy. We all see that horrible structure on Genesee, three stories right there on a tiny piece of land.
As for the new ADU structures, we can’t help but think about the impact of the increased trash load so each of these 12 units will have three designated trash cans, or they would have loud, obnoxious dumpsters. Either way, it is disgusting to force neighbors to put up with any of this, when none of us here bought here to be exposed to this kind of environment.
Every time someone sells the property on our street these corporations will swoop in and take advantage, and you will fall victim to an apartment complex being built right next to your house, looking over your backyard and all of your property
It would, and will sabotage the reason you bought in this area in the first place many years ago in this single family bedroom community in a quiet cul-de-sac in beautiful Clairemont.
Traffic will also increase dramatically on Genesee and you know how fun that is to try to get out onto even now.
Stores would be more crowded, and the 600 unit complex they built on Genesee and Balboa. Will make our quiet Clairemont feel more like New York. You will have to plan ahead, there will be delays, and you’ve probably already seen it. It will get worse. Especially if these builders will be allowed to run amok in our neighborhoods.
No parking is planned for the apartment complex at the end of our street, and if we don’t stop this insanity, neither will the units they will build right next to your beautiful home. The argument is that we are close to the bus. Which means, realistically that all of these tenants and guests will be parking in front of your house, so this IS YOUR FIGHT!
By the way, the property manager company that will be assigned to the current apartment complex will not give one flip on the impact on this area or YOU. They are all about profit from the tenants.
We are not against 1 to 2 units ADU’s on a single-family home property lot. Most people don’t want to be landlords, but if you have no problem with it, we have no problem with that. It’s the apartment complexes that we need to stop! The bonus ADU program needs to stop.
We hired a lawyer and he could not stop anything. He couldn’t stop the program from going forward and he cannot make them tear them down either, even through the courts. That’s why we have to go to a very important meeting this coming Thursday. May 1. At 9 am. But PLAN AHEAD and get there early. See attached information sheet. Share it with anyone who lives in Clairemont, we need a huge turnout every time we can to stop the BONUS ADU program in San Diego!
Wear red if you can in solidarity of our Claremont group. We live here, you live here, and we’re fighting for YOU TOO. It’s too late for us at the end of the street but we’re still fighting. We only have a few chances to hopefully STOP this madness. The entire “quant San Diego neighborhood” will completely disappear if we don’t win this very powerful battle.
On May 1, just show up, there will be people to have us all sign in.… we need at least 15 people to come because we each get a minute and we will assign one person to be a spokesperson. That person gets 15 minutes that’s just the way it works. Sorry probably no kids allowed. Make signs if you can….”No bonus ADU’s in San Diego”. …. “Don’t take over our street“, something like that. Keep them clear, short and bold… there will probably be news coverage. We will meet in front of the building before 830 in the morning. Don’t be late. Plan for downtown parking, maybe take the trolley.
We encourage you to come to the end of YOUR beautiful street ASAP …. Before May 1st. Park your car and get out and look at what the neighbors on each side of this apartment complex that is being built right under our noses. Notice what they will have to put up with …PRIVACY GONE! INCREASED NOISE! INCREASED POLLUTION! DECREASED SAFETY!
Imagine…. for just a moment, that is YOUR HOUSE right next-door to this 12 unit apartment complex you’d be pretty upset, too
Unfortunately, we have to fight to get these greedy leeches out of our quiet Clairemont neighborhood and hopefully they will make it illegal for any neighborhood to have these apartment complexes built. They would be obscene in any neighborhood
If by chance you cannot make the May 1 meeting, which we can hope will be the last and final, so we get what we want, something we shouldn’t even have to fight for our peaceful, serene, safe neighborhood. Unfortunately this could be a long battle. Please call AND write your councilperson. The info is included.

In response to the earlier March 4 request from the City Council to revise the Bonus ADU regulations, the Planning Department will be presenting its proposed revisions to the Planning Commission on Thursday May 1. This city code update finally provides an opportunity to make meaningful changes to the Bonus ADU Program. We need to let the Planning Department, Mayor, and City Council know that cosmetic changes are not enough.
Volunteer to cede your time at the Planning Commission meeting to Neighbors for a Better San Diego if you can attend the meeting in person. The process is easy and you simply need to attend the meeting IN PERSON. Volunteers for Neighbors For A Better San Diego will be on hand to greet you when you arrive at the Council Chambers and fill out your "Speakers Slip" form.
